Recently, we have noticed some unpleasant experiences of apartment rental on the City Road in Melbourne Southbank suburb.

 

The following are the eight tips on how to avoid unnecessary losses in renting and when encountering inappropriate agents. 

Here are some renting TIPS for you to avoid when renting a property:

1. Before you move into the property, check all kinds of appliances, such as air conditioner, dishwasher, and microwave oven, to check whether they work effectively, and allow enough time for testing.

2. Pay particular attention to the cooling and heating function of the air conditioner, and test both functions for at least 30 minutes.

3. Examine all aspects of the property. Take photos of all the damaged parts of the wall, ceiling, and furniture to record the property’s original condition. 

4. Take all photos of all internal structures and components of the electrical appliances and furniture to avoid the accusation of unprovoked lost items when tendency terminated.

5. Check whether the curtain is damaged, lower blinds completely down before taking photos. 

6. Check whether the carpet has been steam-cleaned, use your vacuum cleaner to re-vacuum the carpet and take a video to record the action and dust collection box. 

7. Any physical discomfort caused by unpleasant renting experience shall visit your family doctor immediately and send the inspection report to your agent. Don’t forget to keep a copy for yourself. 

8. It is crucial that you read your Tenancy Agreement carefully, and make it clear to your agent that you have up to 6 years from the date of fault to file your application for compensation. You can claim during or after your tenancy.
